The Property Manager (PM) is responsible for managing all aspects of the operation for the buildings in their portfolio. This includes but is not limited to leasing, resident relations, maintenance, income and expense management, personnel management and curb appeal. The PM is expected to maintain and enhance the value of the real estate assets in order to maximize the owner's financial return and for the benefit of the customers and community. The PM is a proven business manager with property management experience and strong communication, leadership, customer service, computer and problem-solving skills.

Oversee leasing and customer relations activity including;
Management of the Unit Availability Report (UAR)
Advertising and showing of available units
Screening of applicants, processing applications and executing leases
Move ins and Move outs - Notice to Leave, Walk throughs and Inspections
Lease renewals and transfers for existing customers
Maintenance of tenant files in Yardi
Resolution and escalation of resident issues and complaints
Enforcement of terms of lease including creation and delivery of lease violations and evictions
Representation at legal proceedings
Maintain vacancy/delinquency information
Maintain knowledge of market conditions and competition to ensure properties and rates are competitive
Direct all maintenance activities which include
Receipt, dispatch and oversee day to day work orders for maintenance, apartment turnovers and renovations.
Upkeep of landscaping, grounds, parking lots, common areas, risk management, life safety, and security
Preventive maintenance of building systems - boilers, HVAC, elevators, fire sprinklers, etc.
Emergency and after-hours escalation process
Complete lead tests, follow lead safe work practices, and document as required for compliance
Personnel Management including:
Hiring, training and developing Assistant Property Managers, Maintenance Technicians and Resident Managers in conjunction with Human Resources Manager
Communication and enforcement of company policy
Provide employees with regular performance evaluations
Consultation with HR Manager on performance related issues including delivery of Performance Improvement Plans as necessary
Proactive management of income and expenses
Implement a comprehensive marketing plan for portfolio in coordination with the PPM Marketing Consultants
Provide property management reports as required by Senior Management
Hire and manage sub-contractors as needed for painting, plumbing, electrical, carpentry, cleaning, grounds, snow removal, etc. This includes developing a network of skilled, responsive subs to ensure adequate resources and the ability to get multiple bids on jobs to ensure competitive pricing
Develop annual operating budgets and capital improvement budgets that reflect the objectives for operating the property, cash flow requirements and leasing strategy. Further accountabilities include:
Recommend and implement programs that contribute to property and portfolio profitability
Attain approval for all expenses over $1000
Capital Improvements
Identify needed capital improvements and develop and implement cost effective solutions.
Forecast and manage replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, etc

This position supervises a team of Assistant Property Managers, Maintenance Technicians & Renovation Specialists
Work Environment
This job operates in a professional office environment with frequent duties outside of the office as needed to show properties, do inspections and walk-throughs at properties, attend to tenant and property needs.

While performing the duties of this job, the employee is regularly required to talk and hear. This position requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Position Type/Expected Hours of Work
This is a full-time salaried position with an expectation to work a minimum of 45 hours per week. Core office hours are Monday through Friday, 7:30 a.m. to 4:30 p.m. Occasional evening and weekend work may be required as job duties demand.
Travel between local office locations and properties is required.
Required Education and Experience
High school diploma
3-5 years of relevant experience
Must have a valid driver's license and reliable vehicle
Willingness to travel locally to different sites
Strong and effective communication skills; both oral and written
Strong customer service skills
Ability to develop and sustain cooperative working relationships
Mature and self-motivated team player with the ability to adapt to change
Strong leadership and personnel management skills
Ability to maintain confidentiality
Strong time management skills; including the ability to work under pressure and achieve quality results
Demonstrated ability to meet established deadlines/targets/goals
Solid computer skills; including intermediate to advanced skills in Microsoft Office, MS Word, Excel, and Outlook.
Yardi experience a plus
Preferred Education and Experience
Bachelor's degree or equivalent vocational/technical training.
Four years of experience in property management.
Courses in real estate.
CSM, CPM or RPA credentials.
