Just as the PMA is committed to acquiring and exhibiting artworks by a diverse range of artists and offering programming that features a wide array of perspectives and collaborators, we also firmly believe that diversity of experience and backgrounds leads to a stronger institution - one that is better equipped to serve all of Maine's communities and thousands of visitors from throughout the world.If you're looking for a work environment where this range of backgrounds is prioritized, where participation and communication is encouraged, where important discussions happen, and where creativity is a part of everyday life, then we strongly encourage you to consider joining our team.GENERAL SUMMARY:Under the general supervision of the Building Manager, the Facilities Technician II completes and/or assists with facilities maintenance operations across the Portland Museum of Art's (PMA) buildings, equipment, and grounds in support of the museum's strategic goal of stewarding the PMA campus for the future in a sustainable manner.ESSENTIAL JOB FUNCTIONS:* Completes and/or assists with all facilities maintenance operations, including electrical, plumbing, mechanical, HVAC, water treatment, pneumatic, fire protection and security systems, carpentry, painting, and grounds maintenance.* Performs and/or assists with planned maintenance of the PMA's building systems, including biweekly testing of the PMA's chemical water treatment program for the chiller and cooling tower; monitoring the chiller running program, including assistance with seasonal startup and shut-down procedures; and maintenance and inspections of the PMA's Fire Protection systems, including Halon, Pre-Action, VESDA system, and fire extinguishers.* Collaborates interdepartmentally to identify, advance, and implement energy efficient and sustainable initiatives in support of the PMA's strategic goals.* Maintains a comprehensive cyclical maintenance program including seasonal and preventive maintenance on the PMA's buildings and equipment. Maintains building systems and equipment records consistent with all local and national codes and develops procedural documentation.* Monitors, troubleshoots, and implements or oversees repairs of mechanical, electrical, and control systems as assigned, including HVAC equipment, boilers, service pumps, pressure systems, elevators, and plumbing and electrical systems.* Provides general and technical guidance and work direction to the Facilities Technician I, Maintenance Technicians, and other Facilities staff as assigned to ensure efficient operation of mechanical systems and maintenance of facilities. Assists and supervises outside contractors and vendors with contractual work on the PMA's mechanical systems, buildings, and grounds.* Performs general building and grounds maintenance, including installing or replacing lighting/ballasts, painting, lawn care and mowing, and maintenance of irrigation system and watering schedule. Maintains snow removal and landscaping equipment. Assists the Facilities department with event setup and cleanup, including A/V set up, janitorial maintenance, and snow removal.* Collaborates across departments, including Collection and Exhibitions staff, to monitor and maintain temperature and relative humidity levels throughout the PMA's buildings, particularly in galleries and art storage rooms, to maintain the safety and preservation of the PMA collection according to established standards and the PMA's strategic goals.* Performs on-call responsibilities and responds to alarms and emergencies as needed.* Supports the PMA's strategic goal to advance a culture of inclusivity and diversity.* Fosters relationships and builds philanthropy with patrons at the PMA, as defined by displaying behavior that welcomes all individuals contacted in the course of work.* Performs special projects and other related duties as required, directed, or as the situation dictates.* Complies with all Portland Museum of Art safety rules and procedures.EDUCATION & EXPERIENCE:High School diploma or equivalent with four years of related maintenance and facilities experience. A valid State of Maine Class C Driver's License is required. Technical training comprising two to four years of education or vocational training in HVAC/Engineering or a facilities-related field with NATE certification is preferred.QUALIFICATIONS:* Ability to multi-task, organize work, and meet deadlines with careful attention to detail in a fast-paced, collaborative environment.* Proficiency in HVAC preventive maintenance, electrical and plumbing systems, and carpentry.* Ability to work independently, solve problems, and react safely and efficiently to urgent situations.* Ability to read and interpret sketches, drawings, diagrams, and blueprints.* Strong interpersonal and oral and written communication skills, including ability to adhere to the PMA's brand charter and style guide.* Physical ability for operating, repairing, and handling mechanical equipment, and for lifting heavy objects weighing at least 50 pounds.* Ability to operate computers and assigned software, including Microsoft Office, and HVAC and security monitoring software.* Must be available to work on evenings and weekends, including on-call duties.* Ability to establish, maintain, and foster positive and harmonious working relationships with coworkers and a variety of individuals contacted in the course of work.* Ability to handle sensitive and confidential information with discretion.* Ability to pass a criminal background check.WORKING CONDITIONS & PHYSICAL DEMANDS:Regular attendance at the workplace is required. The majority of work is performed in a museum setting or outdoors in all weather conditions. Operates a variety of equipment, including snow blower, snow removal tractor, lawn mower, power washer, air lift, weed whacker, ladder, computer, and hand and power tools. Frequently exposed to hazardous conditions, including high-heat equipment, toxic chemicals and fumes, loud machinery, and working in tight quarters.
